Who is or what is NACHI?

The National Association of Certified Home Inspectors (NACHI) ® formed in 1992, is a nationwide, non-profit, professional Society. NACHI currently has over 1,850 members in 50 states and 4 countries. Its formal inspection Standards of Practice and guidelines define the minimum "scope" of a home inspection. NACHI® is recognized as a leader of the home inspection industry.
NACHI® grants full membership and certification only after a candidate has passed the National Inspector Examination™ and has performed at least 100 paid inspections that comply with the Standards of Practice.
Members must also comply with a Code of Ethics, which, among other things, specifically prohibits inspectors from conflict-of-interest activities, such as using the inspection as a vehicle to obtain related work on the house. Members must also fulfill annual continuing education requirements.

 

What items are inspected during a home inspection?

Depending on the size of the home, the age, and the kinds of systems installed in the home, a home inspection involves the visual assessment and condition of the structure and its components at the time of inspection. At Home Inspection Systems, we use a methodical approach. Observation is the key, from the time we pull up to the home. How the home sits on the property, the grade, the condition of the driveway. First impressions are important, and sometimes give an indication of the seller's attention to minor home maintenance items. The home is checked from top to bottom, foundations, exterior walls, windows, doors, decks, porches, walks, trim, gutters,  roof, and chimneys,  Interior items such as floors, walls, ceilings, are included and as many as 3,000 items are noted, observed and checked for deficiencies or defect.

Can a home fail an inspection?

No home is perfect. Through the years many homes were maintained, repaired and upgraded by owners who sometimes knew little about electrical, or plumbing codes . When defects are found they are noted and brought to the attention of the prospective buyer. Safety hazards are of primary concern. Once defects are identified, the buyer needs to access his or her own concerns as it relates to the final selling price. It may be time to renegotiate. Home Inspection Systems does not give estimates on repairs to defective items. We recommend that a home buyer obtain several estimates from reliable contractors to make the needed repairs.
